New Year Foundation Checklist

By Shawn Kyles

With January just around the corner, now is a good time to start thinking about your foundation maintenance program for the coming year. Regular inspections of your home, landscape, roof and basement are extremely important. They can help you avoid serious foundation issues and the need for major reconstruction.
Here is a checklist you can use to spot situations that are an indicator of foundation damage as well as problems that can lead to foundation trouble.

1. Inspect your roof for leaks. Clear out any debris in the gutters. Clogged gutters can cause puddles to form on the roof and water to seep into your home. Dripping water can damage your ceiling, walls, insulation and electrical wiring.

2. If you have sprinklers, make sure the water is not draining into your home or basement. The soil around your home may need grading to ensure proper water drainage.
3. Keep the moisture in the soil consistent. Soil that expands and contracts under the house can cause foundation problems.

4. Check the plumbing for leaks and loose fitting pipes.

5. If you have a slab foundation, look for warm spots or moisture on the slab. There may be a pipe leak under the slab.

6. Do you have a fireplace? Look for cracks in the brick that may have resulted from settlement.

7. Check for exterior brick wall cracking as well. Moisture that enters through these cracks can cause wall and insulation damage.

8. Inspect your doors and windows. If your windows and door frames have started to pull away from the wall, or they don’t open and close properly, it could be an indicator of foundation settlement.

9. Looks for interior wall and ceiling cracks, which are also signs of foundation problems.

10. Inspect your floors for any type of damage, including loose tiles. Are your floors starting to slope? Many times sloping floors are caused by foundation settlement. All homes settle over time. Too much settlement however, causes foundation damage.

11. Check your foundation for cracks, holes and other types of damage. Make sure your foundation walls are centered on footings. Does it look like your foundation has shifted? This could be the result of too much foundation settlement as well.

Approximately 1 in 5 homeowners put off making repairs. Remember that waiting to fix problems often results in more significant damage and escalated costs.

The safety of your family is also at stake. When foundation problems are ignored, the building’s structural integrity becomes increasingly compromised. During an earthquake, there is a greater chance of the home shifting off of its foundation. Even minor seismic activity could lead to a wall or roof collapse depending on the severity of the foundation problem.

If you want a thorough and detailed inspection of your home and property, contact a foundation repair company with extensive experience. A company that has inspected thousands of homes and businesses will know exactly what to look for when checking out your house. They can also give you knowledgeable advice on any repairs that may be needed.

Julian Construction Urges Homeowners to follow HUD Guidelines

US Department Of Housing And Urban Development Set Guidelines When Getting An Inspection

LOS ANGELES, CA: Julian Construction Inc. (http://julianconstruction.com/) a foundation construction and foundation repair company in Southern California, urges homeowners to be careful when arranging a home inspection, in order to always find a fully qualified inspector. The US Department of Housing and Urban Development (HUD) has a large amount of information available on the subject, and has published a series of guidelines on the subject that they recommend homeowners to follow before and during the inspection process for any home repair or home foundation repair.

Julian Construction has found it common that homeowners get an inspection during the buying and selling process, as well as when determining if the house or house foundation needs repairs. Whenever a home inspection is called for, Julian Construction recommends the homeowner follow the guidelines laid out by the HUD to find a qualified inspector. A few of the points covered were:

• How long have you been practicing in the home inspection profession and how many inspections have you completed?
• Are you specifically experienced in residential inspection?
• Do you offer to do repairs or improvements based on the inspection?
• How long will the inspection take?

The complete list can be found online: http://portal.hud.gov/hudportal/HUD?src=/program_offices/housing/sfh/insp/inspfaq

In the matter of experience, Julian Construction has over 10 years experience in the field of home and foundation inspection, and their team is headed by professional safety inspector Shawn Kyles who has inspected over 16,500 structures in his career. This has included many inspections of residential homes, and with enough experience in foundation inspection and foundation repair to ensure that nothing is missed during the inspection of a home’s foundation.

Julian De La Torre, founder of Julian Construction, stated: “We take care during the inspection process, because this is the step where if something is overlooked then it can cause problems down the road. Foundation problems are particularly important to handle in Southern California, where earthquakes are frequent. So it is vital for a home to receive regular inspections and have a well maintained foundation.”

Foundation Repair Company Discusses Value Of Foundation Repair

Foundation Repairs Can Have Significant Impact On Resale Value Of A Home

LOS ANGELES, CA: Julian Construction, Inc. (http://julianconstruction.com/) a home foundation repair and general contractor company in LA, is warning homeowners that failure to act on foundation problems can decrease the value of a home. Julian Construction has worked with many homeowners to increase the value of a home by getting a foundation inspection and quickly addressing the foundation problems that came up.

Unhandled foundation problems make the buying/selling process more difficult. According to one Realtor in California, in response to a question from a homeowner selling a home in need of foundation repair:

“This is an important issue to discuss with your Realtor. You might be able to recover the cost by having the work done ahead of time and obtain better offers by doing the repairs. Foundation and roof costs are a couple of issues that really scare buyers.”

Julian Construction maintains the policy of doing a thorough inspection, which is based on the years of experience they have in the field. Their team is then able to do any repair work if it is needed, with a realistic estimate of what it will take to get the job done. The end result can be a home which maintains its resale value and is resultantly easier to sell on the market.

Julian De La Torre, founder of Julian Construction Inc., stated “A common time when we see someone needing a foundation inspection for their home is when they are looking to sell it. They wisely want these issues handled before they sell. This is the smartest approach. It can save more and give a larger return on investment if the repairs are done before the sale.”

Julian Construction owns its own company and is built on a “no middlemen” model – no salesmen, no subcontractors. Improper Drainage Systems Can Lead To Foundation Problems At Home

Company Performs Drainage System Installations to Prevent Drainage Problems

LOS ANGELES, CA: Julian Construction, Inc., (http://julianconstruction.com/) a foundation construction and foundation repair company in Southern California, is urging homeowners with any indications of drainage difficulties to get a proper inspection done to locate the problem. Drainage problems are often linked to foundation repair issues. The company is able to perform drainage system installations to remedy a faulty system,

According to the company’s experience, proper drainage systems provide a safeguard against the build-up of water and flooding during rainy seasons. Water accumulation around a building can cause soil erosion and shifting, which very often leads to foundation problems for the structure. There are several indications of drainage problems, such as water pooling in a yard, rain water accumulating on a rooftop, moisture seeping into a house, or if foundation cracks are already present in a structure, In any of these situations, drainage problems are a likely cause.

In any event of indication of drainage problems, the company urges an inspection of the structure to determine the nature of the problem. An inspection can be scheduled on the company’s website: http://julianconstruction.com/contact/schedule-an-inspection/

Julian De La Torre stated: “We run into drainage problems regularly. We find that a lot of homes have a drainage system that is ineffective or that it has been worn down by weather or other factors. We always look into the possibility of a poor drainage system and work to help the homeowner with any drainage problems we find. We find it to be a frequent cause of foundation problems.”

Julian Construction owns its own company and is built on a “no middlemen” model – no salesmen, no subcontractors. When you work with Julian Construction you get the principals of the company and workers of Julian Construction under your home. The result is the highest quality work at affordable prices. Julian Construction Stresses Earthquake Readiness for Homeowners

Construction Company Urges Homeowners to Take Steps Needed To Safeguard A Home

LOS ANGELES, CA: Julian Construction, Inc., (http://julianconstruction.com/), a home foundation repair company in Southern California, recently issued a public statement to homeowners on being prepared for the effects of earthquakes on a home. In addition to the dangers during a quake, earthquakes can cause structural damage to the foundation of homes. The company urged homeowners to take steps to keep their homes safe and increase earthquake preparedness.

Professional safety inspector, Shawn Kyles, stated: “An earthquake can cause serious damage to a home, especially if the building has not been retrofitted. Retrofitting is the modification of a structure by adding new components to make the building stronger. Following the 1994 Northridge earthquake, the severity of structural issues in residential neighborhoods varied considerably from house to house depending on the steps each homeowner had taken to fortify their home.”

The full text of the company’s public message can be seen on the company’s website: http://julianconstruction.typepad.com/julian-construction-blog/2012/04/retrofitting-a-home-for-earthquakes-1.html

Julian De La Torre, founder and owner of Julian Construction, stated: “At Julian Construction we’ve seen a lot of damage to foundations in the aftermath of earthquakes. It has to be watched for particularly if the home is in an area where earthquakes are common, such as in greater Los Angeles. There are tools like earthquake retrofitting that can help protect a building from the devastating effects of these quakes. If a home is safeguarded by first inspection, and then taking the proper action, then you can have greater peace of mind about the safety of the structure you live in.”

Julian Construction owns its own company and is built on a “no middlemen” model – no salesmen, no subcontractors. When you work with Julian Construction you get the principals of the company and workers of Julian Construction under your home. The result is the highest quality work at affordable prices. Why Experience Matters

By Shawn Kyles

Home inspections are common during the buying or selling process. Look on the Internet and you’ll find tips and advice on how to hire the best home inspector possible for your property. One point everyone agrees on is that when it comes to inspecting a home, experience is extremely important.

Even The U.S. Department of Housing and Urban Development (HUD) recommends homeowners find out how long the company has been practicing in the home inspection profession and how many inspections they have completed.

HUD also says to ask the company if they are specifically experienced in residential inspections. According to HUD, “there is no substitute for training and experience in the unique discipline of home inspection.”

If you are looking for a foundation repair expert, the same qualifications apply. Foundation repair is a specialized field of work. There are plenty of materials that can be read on the subject, but there is no substitute for the knowledge gained from spending decades on the job.

The first step in the foundation repair process is an inspection. The more foundations your repair expert has seen and worked on, the more thorough the inspection will be. Keep in mind that anything that is missed during a foundation inspection can lead to costly repairs down the line. Californians in particular need to make sure that their foundation is regularly inspected by a qualified foundation company and kept in good shape in order to prevent building damage during earthquakes.

What questions should you ask before hiring a foundation expert? What you are looking for is a company with a strong track-record of foundation inspection experience. Find out how many years the company has been inspecting and repairing foundations (not just how many years they have been in business). Ask them what licenses and training they have. Get referrals. Call and talk to their customers about the quality of the work that was performed. Collect up enough information about each company so that you can make the best and most informed decision possible.

Consider this. For many people, their home is the single, most important financial investment they will ever make. Hiring a qualified foundation repair company is essential if you want to maintain the value of your home. It will also help you avoid more serious (and expensive) foundation issues that could lead to major reconstruction.

A foundation repair company with decades of experience can be trusted to conduct a proper and thorough inspection. This includes not only identifying the problem, but finding its cause. If any repair work is needed, a knowledgeable company will be able to explain all of your options in detail and answer any questions you have about the work. They will also give you a realistic estimate of what it will take to get the job done.

Most importantly, when you hire a company that has not only been in business a long time, but also inspected and repaired thousands of foundations, you will have more confidence about the work that is being performed and greater peace of mind regarding your home’s structural integrity and your family’s safety.

Building Safety Expert Speaks On House Leveling

Unstable Foundations Can Result From Lack Of Attention To According To Safety Expert

LOS ANGELES, CA: Julian Construction, Inc., (http://julianconstruction.com/), a construction and foundation repair company in Southern California, recently made a statement to raise homeowner awareness on house or floor leveling. Building Safety Expert Shawn Kyles spoke on behalf of the company on the subject of when and how house leveling should be used to repair a home’s structural integrity.

Building Safety Inspections Expert, Mr. Shawn Kyles, stated that house leveling can correct uneven floors in a home. Uneven floors remaining present in a home cause foundation damage and other damage to the structure of a home. Applying the techniques in house leveling, a contractor can correct these problems before they get to more serious stages of development. The problem is common, according to Mr. Kyles, but fortunately most floors can be leveled and returned to their original position with no danger of long-term structural damage requiring foundation repairs if the problem is handled quickly. More serious circumstances may require foundation replacement.

Julina De La Torre, founder and owner of Julian Construction, stated: “While other aspects of foundation retrofitting and repair are a matter of scientific approach, house leveling is an art. Each job is unique in the difficulties presented, so the solution must equally fit the structure. This work can be completed in a structurally sound manner, making yours a safer home.”

Helical Piles a Potential Solution to Common Foundation Problems

Julian Construction Discusses A Proven Solution for Damaged Foundation

LOS ANGELES, CA: Julian Construction Inc., (http://julianconstruction.com/), a construction and foundation repair company in the Greater Los Angeles Area, recently issued a statement on the use of helical piles to repair a cement building foundation. Shawn Kyles, Building Safety Expert at Julian Construction, detailed the common usage of helical piles to ensure a home remains free of long term foundation damage. Mr. Kyles has inspected over 10,000 structures in his career as a structural safety inspector.

According to Mr. Kyles, a foundation’s purpose is to support and spread the weight of the structure it sits on. When it becomes damaged with foundation cracks or other damages, it becomes unable to support the weight, and the result can be structural collapse or simply decay. Helical piles can be used to repair a foundation fault. They are steel shafts with blades attached in a spiral pattern, similar to a large metal screw which is screwed into the ground below a foundation. The effect of these can be to stabilize a failing foundation, as well as increase load bearing capacities in a foundation retrofit. Mr. Kyles stressed that helical piles are a very good fix for a foundation, but may not be right for every case, and that a foundation inspection should be done by a qualified inspector.

More information on the use of helical piles on a home’s foundation can be found here: http://julianconstruction.com/services/helical-piles/

Julian De La Torre, founder and owner of Julian Construction Inc., stated: “Helical piles are a good solution for a house needing more stability in its foundation. We use them very often at Julian Construction because they are a very versatile tool. If you have uneven floors, cracked walls or any other signs that your foundation may need repair, get your home inspected immediately.”

Increasing Energy Efficiency with Solar Panels

By Shawn Kyles

Solar panels make homes more energy efficient. The electricity that is generated by the panels is not only good for the environment, it can reduce your energy costs. The amount of money you can save by installing solar panels is determined by how much electricity is used in your home.

Another benefit of installing solar panels is net metering, a term used to describe the policy of contributing any unused electricity back to the utility grid. Net metering was implemented to promote private investment in renewable energy. In California, it is a special billing arrangement that provides credits to customers with solar PV systems. How does net metering work? Solar panel systems generate most of their electricity during the middle of the day when the sun is shining. If your home produces more electricity that what is required, it goes back to the main utility grid. Homeowners receive credits at full retail rates for this excess electricity.

In addition to energy savings, installing solar panels helps reduce CO2, NOX and SO2 emissions. In a poll conducted by USA Today, 91% of survey respondents preferred solar power compared to other sources of power.

Solar panels do not make any noise and require very little maintenance. They can be installed when a home is being re-roofed and will add significant value to the property. The state and federal government also offers homeowners special tax benefits and rebates for using clean energy solutions. For example, California residents (and business owners) will receive cash back incentives under the state’s “Go Solar” program.

Do you want to know more about your current energy usage? The EPA has several tools that can help homeowners evaluate their energy usage and find out the best way to become more energy efficient. These EPA tools include the Home Energy Yardstick:
http://goo.gl/OKnL2X
http://goo.gl/AptZZ2

The Home Energy Yardstick is an assessment of the how much energy you home used during the past 12 months compared to similar types of home. The data that is used to conduct the assessment comes from your utility bill. The tool uses an algorithm based on the size of your home, number of occupants and the weather in your area. Scoring is on a 1 to 10 scale. A home that scores “10” is performing well compared to other similar homes, while a home that scores “1” is performing poorly when compared to similar types of residences. To use the tool, you will need to provide your zip code, the square footage of your house, the number of occupants and utility bill data for the past 12 months.

The Home Energy Advisor is an online service that gives you free advice on improvements that can increase the energy efficiency of your home. To receive your recommendations, you will need to provide your zip code, data on how your home is cooled and heated, and information on the type of water heater that you use.

If you want to decrease energy costs and are considering installing solar panels, a general contractor with experience in solar panel installations should be contacted to discuss your specific needs and options.

Safety Inspector Warns On Signs of Foundation Damage

Foundation Expert Shawn Kyles Gives Indications of Foundation Damage In A Home

LOS ANGELES, CA: Julian Construction Inc., (http://julianconstruction.com/) a foundation construction and foundation repair company in Southern California, has issued a report on the signs of foundation damage in a home. The author of the report, safety inspector Shawn Kyles, provided guidelines for the visual inspection of a home.

Mr. Shawn Kyles has inspected over 15,000 structures, residential and commercial, and has worked with engineering firms and specialists in local building and safety departments. In his report he stressed that there were several signs of foundation damage, among them cracks in the floor or floor tiles, cracks in the interior or exterior walls of the building, sloping or uneven floors, trim or molding that isn’t aligned, and doors and windows that stick. Potential foundation problems can be caused by water leakage, expansive or contractive soil as well as other soil conditions.

Julian De La Torre, owner and founder of Julian Construction, stated: “Homeowners need to be on the watch for foundation problems. They get worse the longer they go undetected and unhandled. What starts as a crack can lead to much more serious structural damage, and in the event of an earthquake it can mean the collapse of the building. So we encourage people to heighten their awareness of the condition of their homes and get regular inspections. By doing so, you are ensuring the safety of the structure and everyone there.”

Construction Company Advises Homeowners on Drainage Problems

Julian Construction Assists Homeowners with Information On Common Drainage Problems

LOS ANGELES, CA: Julian Construction, Inc., (http://julianconstruction.com/) a construction and foundation repair company in the Los Angeles area, is urging public to find out more about drainage system issues and the problems they can cause in a home. The company also listed some of the most common indicators or drainage problems so homeowners could better identify them. The company hopes to improve the standard of home safety in the Los Angeles area.

Poor drainage systems can cause threats to a home and possible foundation damage and other problems, and then to the rest of the structure, according to the company. Soil erosion and shifting is another adverse effect of drainage problems. There are several indications of drainage problems, including water pooling in a yard, rain water accumulating on a rooftop, moisture seepage coming into the house. Reversely, foundation cracks can be a sign that drainage problems also exist. Any of the above should be addressed with the installation of proper drainage systems to effectively handle the situation.

Julian De La Torre, founder and owner of Julian Construction, stated: “Proper home drainage results a home that is safeguarded from all water related home issues. Mold, foundation problems, flooding during rainy seasons; all of these can be addressed. No homeowner can afford to be unaware of these signs, allowing these conditions to go unnoticed in a home.”

Homeowners Warned Of Signs Of Faulty Structural Foundation

Foundation Faults Must Receive Foundation Inspection Construction Company States

LOS ANGELES, CA: Julian Construction, (http://julianconstruction.com/), a foundation construction and foundation repair company in Southern California, is issuing a warning to homeowners to be on the watch for signs of foundation damage. Chief Safety Inspector for the company, Shawn Kyles, has issued a brief outline of what to watch for to tell if your home has foundation damage. Depending on how soon the damage is detected will determine whether foundation repair is required or if full foundation replacement is warranted.

Shawn Kyles stated: “Fully understanding the cause of your foundation problem is the first step in the replacement process. There are many reasons why foundations fail. Bad design, poor soil conditions and moisture issues are some of the more common causes of foundation instability and collapse.”

Julian De La Torre, founder and owner of Julian Construction, stated: “We’ve seen many homes with foundation problems over the years. What’s very common is that the serious projects that have required us to completely replace a foundation always have warning signs that were ignored. The homeowner just did not know what to look for, and so the condition became worse. This can be stopped early and handled without completely replacing a foundation if the homeowner gets an inspection and follows the advice of the inspector on whether foundation repair is needed or not. Resolving this is crucial to the safety of everyone in the home.”

Homes Neglecting Foundation Repair May Encounter Larger Problems

Los Angeles Construction Company Advises Need For Fast Action On Foundation Repairs

LOS ANGELES, CA: Julian Construction Inc., (http://julianconstruction.com/), a foundation construction and foundation repair company in Southern California, is warning the public that homes where the owners neglected signs of foundation problems, are more likely to need full foundation replacement later on. Homes which have undergone needed foundation repairs have most often avoided needing full foundation replacement.
Julian Construction’s chief building inspector, Shawn Kyles, stated: “Replacing a foundation is a worst-case scenario when it comes to foundation damage. Regular home inspections will often uncover foundation problems before they become serious. Correcting these issues early-on can save you the time and expense of a full foundation replacement. If you have any concerns about your current foundation, contact a knowledgeable foundation contractor and request a free inspection. The sooner you start any necessary repairs, the better.”
Julian De La Torre, founder and owner of Julian Construction, stated: “Maintaining a home foundation and repairing it when needed is very important. Not being aware of the danger signs can be much more costly down the road, in terms of repairs. If you spot the signs early, you can act to fix the problem when it’s small. We see this all the time in the buildings we go to, the best thing is to get the building inspected and get any needed repairs done based on that.”
Julian Construction staff have inspected over 16,500 building inspections since the company was founded in 2001.

Earthquakes and Structural Damage

by Shawn Kyles

Earthquakes happen every day in California, most in remote areas or deep beneath the surface. When a major quake occurs, it can not only cause severe structural damage in a building, but can also cause the building’s collapse.

When the earth shakes, the amount of structural damage will vary depending on the building (how well it was built), and the degree and type of ground movement.

The severity of ground movement usually coincides with the building’s proximity to the earthquake’s epicenter. For example, a magnitude 7.0 quake will be only 50% as strong 8 miles away from the epicenter. The strength of the shake can also be affected by the type of rock the seismic wave passes through, and soil conditions. Soil that is soft and wet will increase shaking.

Duration of the motion can influence the amount of damage as well. Buildings that shake for longer periods of time typically have more damage.

There are many complex issues involved in how a building moves during a quake. Visually, when the base of a building moves to the left, the rest of the structure appears to move to the right. In fact, the building’s move to the right is simply a resistance to the motion occurring at the base. Other factors that influence movement include seismic load, soil conditions, building material strength and building design. An important aspect of design is the structure’s ability to bend or sway when the ground beneath it moves.

Even a building that has been designed to withstand ground motion can fail if the foundation is weak or damaged. Certain types of foundations are also more likely to result in damage, such as structures built on columns. This is usually because of uneven settlement.

When a new building is constructed, it must adhere to various regulations designed to minimize quake damage. Older residential and commercial buildings however, need to be inspected to determine their ability to withstand a quake. Most of these structures will need to be strengthened.

Earthquake retrofitting is the term used to describe the process of modifying a building to make it more resistant to seismic activity. Types of retrofitting include foundation bolting, cripple wall bracing and the installation of brackets.

Foundation bolting strengthens the connection between a structure’s frame and the concrete foundation. Some structures have no bolts, while others have an insufficient number of bolts or bolts that have become weakened over time. Knowing what types of bolts to use and where to place the bolts is extremely important.

Cripple wall collapse is one of the main causes of earthquake damage. The failure of a cripple wall will cause the floor of the home to drop to the ground. Braces can be used to strengthen cripple walls. In most cases, these braces will need to be placed on all sides of the home.
Hold-down brackets are used to anchor shear walls, and help prevent the wall from rolling or shifting.

If you have an older home, request an inspection from a foundation repair expert. An experienced foundation contractor can determine if your building needs retrofitting to prevent damage during an earthquake. You can minimize the risk of structural damage with the right retrofitting techniques and materials.

Installing Drywalls

by Shawn Kyles

Drywall was invented by the U. S. Gypsum Company in 1916, which still exists today and remains one of the top producers of the product. It was first sold as fireproof tiles before being sold as a single layer of gypsum in between two sheets of heavy paper.

Gypsum is a sulfate mineral that looks like white sand and contains large amounts of crystalline water. Gypsum beds come from lakes, sea water, and hot springs, as well as volcanic vapors. One of the largest beds of gypsum in the U.S. is located in New Mexico.

After the gypsum has been mined, it is brought to factories for processing, where it is mixed with additives and turned into a paste. The paste is then spread onto paper and cooked in ovens, which dry out the boards.
Before drywall was invented, buildings were constructed using plaster, which was applied in layers over wood chips. When the plaster dried it hardened to form walls and ceilings. Installation and repairs were often extremely difficult and took a lot of time due to the fact that many layers of plaster often needed to be applied and each coat took a long time to dry.

Because drywall was less expensive than plaster, it initially had a poor reputation and was rarely used by builders. World War II brought about a rapid increase in the use of drywall because it was cheap and easy to work with. Drywall also made it possible to build structures faster, which became important during the war.

Following World War II, drywall dominated the building marketing. Today it has replaced plaster in home construction.

A standard drywall sheet is 4’ x 8’, with 10-foot long and 12-foot long pieces also available. The drywall used for walls in generally ½ inch thick, and the drywall used for ceilings is 5/8 inch thick.

These days there are many different types of drywall, including square edged sheets, taper-edged sheets, moisture resistant drywall, soundproof sheets, fire-resistant drywall and foil-back drywall, which is typically used in cold climates.

After drywall has been cut and hung, it must be finished. The finishing process involves applying drywall tape, various layers of mud and sanding. To being with, joint compound is spread into each seam. Then, drywall tape is laid down on top of the compound. Another two coats of mud is then applied; the block coat and the skim coat. After the mud dries, any bulges or tape showing on the surface are sanded.

Although drywall is generally used to construct walls and ceilings, it can also be used for design and architectural features. It is valued for its durability and fire-resistance, in addition to its low cost, and ease of installation.

If you are planning a room addition, a general contractor in your area can provide the expertise you will need to ensure your project is a success. If you need to make repairs to your walls or ceiling, it is best to talk to a contractor with experience in home foundations and foundation repairs. Many times structural damage can be caused by foundation problems.

Re-Roofing Your Home

by Shawn Kyles of Julian Construction
The main purpose of a roof is protection – preventing rain, wind and other environmental elements from damaging the building’s structure. A roof will eventually wear out and need to be replaced. Other reasons for re-roofing include improving the appearance of a home and increasing its value.
There are many different types of materials that can be used for roofing, including wood shake, asphalt, tile and metal.
Wood shake roofs are usually manufactured from pine, redwood, cypress or cedar. They are thicker on one end than the other, and frequently come with a surface split that creates a textured appearance.
Asphalt roof shingles come in many different styles and colors, and can be used on both commercial and residential buildings. There are several different styles of asphalt shingles, including tiles that look like slate or old-fashioned roofing shingles.
Tile roofs are known for their appearance and durability. They require very little maintenance and will generally last longer that other types of roofing material. The two main types of tile roofs are clay and concrete. Both come in colors and special finishes.
Metal roofs will also last for many years. They are typically used for commercial projects, but can be installed on residential properties as well. Metal roofs are one of the best choices for protecting a home against the wind.
Reroofing a house may be necessary if there are missing, loose, warped, cracked or buckled shingles and tiles. Large gaps between shingles and tiles can also require reroofing, as well as a sagging roof or shingles that have been worn down by the weather. When shingles or tiles are damaged in any way, the underlying roofing materials are exposed to the elements.
In addition to weather, there are other factors that can cause a roof to deteriorate and require replacing, including poor design, incorrect installation, poor maintenance and pollution.
A badly designed roof can lead to sagging, loose tiles and splitting. A poor design can also cause water and sediment to accumulate on the roof, which can damage the structure. A roof that hasn’t been installed correctly can result in similar issues.
Roofs need to be properly maintained, such as keeping drains free of debris. Clogged drains will eventually lead to water buildup, which can damage both the roof and underlying structure.
Another potential source of roofing problems is flashing, a thin layer of waterproof material used to prevent water from seeping into a home. It is placed where the roof intersects with pipes, vents, chimneys and skylights. When flashing isn’t properly installed, fastened or adhered, water can leak through the roof and into the building, damaging drywall.
Spring is a good time to inspect a roof. However, a damaged roof can be replaced at any time, even when it is raining. A specialist in roof shingle installation should inspect your home and roof at least once a year. Identifying and fixing roof problems quickly can minimize the cost of repairs and prevent more serious structural issues from occurring.

Julian Construction Explains Methods of Repairing Foundation Cracks

Construction Company Sets Out Steps To Repair A Cracked Foundation

LOS ANGELES, CA: Julian Construction, (http://www.julianconstruction.com), a general construction and foundation repair company in Southern California, recently issued a full explanation of how home foundation repair is accomplished for foundation cracks. The company is issuing this broadly to homeowners to raise awareness of the importance of handling foundation crack issues.
The three main methods of foundation repair for foundation cracks are epoxy injections, strapping and underpinning. Epoxy injections are known for their toughness, excellent adhesion, low shrinkage and resistance. Strapping is the process of installing carbon-fiber Kevlar straps which have considerable strength and are easy to work with. Underpinning can be done in addition to the above, with the purpose increasing the depth or width of the foundation. The company recommended consulting a professional foundation expert to determine what kind of foundation crack you are facing and what the appropriate method is to handle the problem.
The full text of the article by Julian Construction partner Shawn Kyles can be seen here: http://julianconstruction.typepad.com/julian-construction-blog/2012/12/how-to-repair-foundation-cracks.html
Julian De La Torre, founder and owner of the company, stated: “You need to know what you are looking at when you see the indications of foundation cracks. Something can be done to fix them, but if you don't have the information then you don't know what to do. So get professional help to find out exactly what the problem is, and you'll have peace of mind because you'll know your home is safe. And fixing foundation cracks is not a DIY type of job.”

Different Types Of Foundations Outlined For Homeowners

Understanding Types Of Foundations Important According To Construction Company

LOS ANGELES, CA: Julian Construction, (http://www.julianconstruction.com), a foundation construction and foundation repair company operating in the Los Angeles area, recently issued a general announcement to homeowners about the importance of knowing the type of foundation a home is built on. Knowledge of this increases the homeowner's understanding and recognition of potential foundation problems affecting the safety of a home.
According to Shawn Kyles, partner and safety specialist at Julian Construction: “When a foundation isn’t built properly or the soil that the foundation is constructed on expands and contracts, it can cause damage such as slopping floors, bowed walls, windows and doors that don’t open or close properly, cracks and other problems that can weaken the structure of your home. Inspections should be conducted on a regular basis by a home foundation specialist to determine if there are any issues that need resolving. Some degree of foundation settlement will occur even under ideal weather and property conditions, especially if it is an older home. Detecting and repairing even minor cracks and damage from foundation settlement is extremely important, and can prevent more serious problems that will require extensive and costly repairs.”
The types of foundations described in the article include:
* Crawl Space: Crawl space foundations, also called a raised foundation, are more common in the central parts of the country. It is a foundation that is built above the ground with approximately two feet of space for a person to crawl underneath.
* Basement: A basement has more room between the foundation and floor than a crawl space, usually enough for a person to stand up in. Basements are prevalent in cold areas, because the foundation needs to be constructed below the frost line, which is the depth that frost is able to penetrate the ground.
* Slab: Slab foundations are built using concrete, which is poured directly onto the ground. It is a single, solid piece of concrete and one of the most cost-effective and efficient types of foundations.
Julian De La Torre, founder and owner of Julian Construction, stated: “The more you know about the conditions of your foundation, the more you can recognize a problem with it before it becomes serious. This depends on your knowledge to recognize it and on a competent foundation contractor who is an inspection expert; they can correctly determine the condition of the foundation and determine any needed repairs.”

Foundation Construction Company Lists Signs Of Foundation Damage

Company Says Foundation Damage Signs Important To Know To Prevent Safety Problems

LOS ANGELES, CA: Julian Construction Inc., (http://www.julianconstruction.com/), a Los Angeles foundation repair specialist company, is making some of the signs of foundation damage in a home known to homeowners in the Greater Los Angeles Metropolitan Area. The company is making the information known to increase public awareness of structural safety and the role that the condition of a home foundation’s stability plays in this. The company also urges that signs of foundation problems should be handled as quickly as possible with foundation repair for the safety of all of the home’s occupants.
According to Shawn Kyles, Julian Construction’s co-owner, some of the main reasons why a foundation fails are bad design, poor soil conditions or moisture issues. Bad design may include inadequate support or reinforcement, incorrectly cured cement or too thin a foundation. Poor soil conditions can be seen in soil that expands when wet and contracts when dry. Plumbing leaks or inadequate drainage can create moisture issues. After these factors or similar factors are present then foundation settlement can be seen, showing up with wall cracks, sloping floors or doors or windows that will not open properly. If any of the above are seen in a home, Mr. Kyles recommend the homeowner address it at once before foundation damage creates a safety problem.
Julian De La Torre, owner and founder of Julian Construction, Inc., stated: “We do a lot of foundation repair in our business. The problem is in a lot of places, foundation damage is much more common than people suspect. We find that people are just not aware of the signs of danger until it becomes a very serious problem. If a homeowner can recognize the signs early then much more foundation damage can be prevented.”

Company Says Foundation Replacement Not A DIY Project

Construction Company Advises Homeowners On Foundation Replacement

LOS ANGELES, CA: Julian Construction Inc., (http://www.julianconstruction.com/), a Los Angeles foundation repair and foundation construction company, recently released a public notice urging homeowners to not attempt a DIY foundation replacement project. The company gave some of the steps of replacing a foundation and its reasons why a homeowner should seek a professional construction contractor to fix such foundation problems.
Julian Construction’s co-owner, Mr. Shawn Kyles, stated: “Replacing a foundation can be a complicated and involved process depending on the size of the structure, its location and the extent of the damage.” He went on to explain a bit about the process of replacing a foundation. Most often the two things needing replacement are the foundation walls and the cement slab. The house is lifted several feet above the foundation, and all utilities must be off. A trench is dug around the house as well. Then the foundation’s walls can be taken out, followed by the basement slab. The dirt under the slab is inspected and if it is properly compacted then new cement can be poured. Sometimes additional supports, such as steel beams, are needed. At this point the utilities can be put back on and the home restored to its original condition.
Mr. Kyles further stated: “Replacing a foundation is a worst-case scenario when it comes to foundation damage. Regular home inspections will often uncover foundation problems before they become serious. If foundation replacement is called for, then a qualified specialist should inspect the structure and give his recommendation for how the foundation should be repaired. Every foundation’s conditions are different, a professional foundation contractor can execute the needed repairs for that structure to make sure it is safe.”

Repairing Stucco

Stucco, also known as Portland cement plaster, is a popular finish for many commercial and residential structures. It was originally made from lime, sand and water. Today it is made from Portland cement, aggregate (sand) and water. Cement, a word that dates back to the Romans, is the binder that holds the materials together.
Portland cement is one of the key ingredients of concrete, and can be found in structures such as high-rise buildings and freeways.
Stucco is applied wet to a surface, where it hardens. Typically two to three thin layers are applied. A trowel is used for the first layer (scratch coat) to create the scratches needed for the second layer (brown coat). The final, third layer is the “finish coat.”
Stucco can also be applied to brick, stone, concrete and adobe, as well as a wood frame or other types of material.
Builders often use stucco for exterior work because of its strength and toughness in a variety of weather conditions. It also has a high resistance to rust and fire. Because stucco is breathable, moisture can pass through the material, which help prevents rot. Additionally, Portland cement plaster is extremely economical.
Another advantage to using stucco on a building is its adaptability to many different types of architectural styles. Pigment can be added to stucco to change its color, and textures can be created to make the plaster look like brick, stone or wood. In ancient times, it was used to create architectural designs (reliefs). Sometimes additional materials are added to the stucco to increase its durability and flexibility.
Many homes in Southern California have stucco siding, especially buildings with a Mediterranean or Spanish style. Stucco is also used as an interior finish.
Like most building materials, stucco can become damaged over time. Cracks can appear, as well as holes. There can also be chipping, especially around or near corners. Cracking is usually the result of settlement. Although stucco cracking can be a normal part of a building’s aging process, It can also be a sign of more serious foundation problems. Any stucco damage should be inspected by a foundation repair expert to make sure the cause of the cracking is properly identified and fully corrected.
Whenever a hole or crack appears, it needs to be repaired quickly to prevent further damage and deterioration. Water can enter the building through stucco wall cracks, causing rot and other structural issues, which will eventually require more extensive and costly repairs. The rate at which water will enter a building through a stucco crack will depend on its size and depth of the crack, and where it is located. The amount of wind in the area can also influence the degree of water penetration.
Home repair of stucco can be difficult, particularly if you need to match textures and colors. The repair also needs to be waterproof. You will also want to make sure that any underlying structural issues or conditions causing the cracking are addressed as well. A foundation repair expert can thoroughly inspect your property and give you valuable feedback regarding stucco repairs and any other building issues that may need to be corrected.

Replacing a Foundation

by Shawn Kyles

Replacing a foundation can be a complicated and involved process depending on the size of the structure, its location and the extent of the damage.

Fully understanding the cause of your foundation problem is the first step in the replacement process. There are many reasons why foundations fail. Bad design, poor soil conditions and moisture issues are some of the more common causes of foundation instability and collapse.

Examples of an improperly designed foundation include inadequate support and reinforcement, cement that hasn’t been cured correctly and a foundation that is too thin. Poor soil conditions typically involve soil that expands when wet and contracts when dry. Plumbing leaks and inadequate drainage can also create havoc with a foundation.

Whether the problem is design, soil or moisture, the result will be foundation settlement. Indicators of settlement include wall cracks and sloping floors, as well as doors and windows that won’t open or close properly

Resolving these underlying issues before replacing your current foundation is critical in order to prevent future foundation deterioration.

Replacing a foundation typically involves replacing both the foundation walls and cement slab. In some cases, the first floor of the structure may need to be removed as well.

When replacing foundation walls, the house will need to be lifted several feet above the foundation. Your utilities will need to be turned off, and your water and sewer lines shut down. A trench will need to be dug around your home and shored in order for the cripple walls to be removed. After the cripple walls have been taken out, your basement slab can be removed.

If the dirt under the slab wasn’t properly compacted, it may need to be excavated and replaced.

New cement walls will need to be poured and given time to cure. Sometimes steel beams or similar types of reinforcement may be necessary to provide additional support for your home. In some situations, more extensive temporary support may be needed during the project, especially with structures that have more than one floor.

Once the new slab has been laid, underground utilities will need to be brought up and reconnected. The excavation around the walls will require filling and proper grading as well.

At this point, the house can be put back on the foundation. Any remaining utilities will need to be reconnected, and the last interior and exterior repairs completed.

Depending on the extent of the work that needs to get done, you may be able to live in your home while the foundation is being replaced. An experienced foundation repair expert can tell you how long the job will take and what to expect at each stage of the project.

Replacing a foundation is a worst-case scenario when it comes to foundation damage. Regular home inspections will often uncover foundation problems before they become serious. Correcting these issues early-on can save you the time and expense of a full foundation replacement. If you have any concerns about your current foundation, contact a knowledgeable foundation contractor and request a free inspection. The sooner you start any necessary repairs, the better.

Installation Of A Retaining Wall May Prevent Foundation Damage

Julian Construction Inc Advises Homeowners to Get Educated on the Use of Retaining Walls

LOS ANGELES, CA: Julian Construction Inc., (http://julianconstruction.com/) a construction company servicing the Greater LA Area, has advised the public on the needs of retaining wall construction to stop soil erosion and prevent foundation damage.

A retaining wall is a stabilizing structure built to stop erosion and the downward movement of soil on a slope. To raise awareness on this process, in the interest of preventing foundation damage in homes, Julian Construction presented an article to homeowners giving the reasons why a retaining wall may be needed, and listing some of the different kinds that would be used for different home situations. The full text of the article can be found here: http://julianconstruction.typepad.com/julian-construction-blog/2013/02/buildi...

Shawn Kyles of Julian Construction stated that a retaining wall is commonly built to stop soil movement on a hillside, to create more utilizable space in a yard, and to prevent soil movement from weakening a foundation. There are four kinds of retaining walls: gravity retaining walls, which depend on their own significant weight to keep soil from moving; anchored walls, which are restraining walls constructed using cables (usually extremely strong steel) that are anchored into the soil or rock behind the wall; cantilever walls, which are used to hold back a large amount of soil; sheet piling walls, which can be made from wood, vinyl or steel planks, and are used in places where the space is tight and the soil is soft. The company stressed that a homeowner should consult a specialist to determine which type of retaining wall is needed for a specific situation.

The company urged homeowners to get an inspection from a knowledgeable contractor to find out if a retaining wall is needed and what kind would best suit the situation. “Building a retaining wall”, stated Julian Construction founder Julian De La Torre, “will ensure peace of mind for you and your family, because you know that the soil around your home will be stable, and this will prevent it from causing any problem with your foundation. Foundation repair costs can sometimes be avoided with a retaining wall.”

Julian Construction Speaks Out On Danger Of Foundation Settlement

Construction Company Highlights Indicators For And Remedies Of Foundation Settlement

LOS ANGELES, CA: Julian Construction Inc., (http://julianconstruction.com/) a foundation construction and repair company in the Greater LA Area, recently sent out a warning to homeowners advising on the settling of a house foundation, and the effects it can have on a home. Foundation settlement is caused by weather conditions, soil issues, or moisture problems that then cause a foundation to settle.

The company urged homeowners contact a foundation contractor to receive a safety inspection of their home if foundation settlement is suspected, before foundation repairs are needed. The company also recommended a method that could be used to remedy foundation settlement. The company’s full report can be found here: http://julianconstruction.typepad.com/julian-construction-blog/2013/01/preventing-foundation-settlement-with-piers-piles-and-caissons.html

In order to prevent foundation settlement, the company recommends the use of piers, piles or caissons to strengthen a foundation. Piers are steel pipes driven into the soil and connected to the foundation. Piles are used to either absorb the weight of the structure or to block soil and water, and can be built using wood, concrete and composite materials. Caissons are a type of deep foundation used when soil conditions are extremely poor or the structure involved is large and heavy, and are built by drilling a large, subterranean shaft. According to the company, it takes a trained foundation inspection specialist to determine which of these three methods of foundation reinforcement must be used, and in what manner they must be installed.

Julian De La Torre, founder of Julian Construction, stated: “There are a number of things to watch for with house settling. Wall cracks, difficulties in opening and closing windows, and sloping floors are a number of common ones. If you notice these then you can suspect you are having foundation settlement problems, and you can find out what type of shoring or strengthening is needed by consulting a foundation repair expert. Once your home and foundation has been properly inspected by a seasoned professional, all of your options will be explained so that you can make the best decision possible regarding your home.”

Julian Construction Urges Underpinning For Shaky Foundations

Foundation Construction Company Seeks Increased Awareness of Important Home Support

LOS ANGELES, CA: Julian Construction, (http://www.julianconstruction.com/), a foundation repair and construction company in Los Angeles, is urging homeowners to learn more about the use of underpinning with a home foundation and, second, to learn the signs of foundation problems which indicate a need for underpinning.

Underpinning is the process of strengthening and stabilizing the foundation of an existing building or other structure. Underpinning is accomplished by extending the existing foundation in depth or in breadth so that it either rests on a more supportive soil stratum or distributes its load across a greater area.

Julian Construction noted several reasons a home’s foundation could need underpinning.

* Additions to a home, such as adding an additional story, could cause the need for additional support to the foundation.
* Over time a building’s foundation may settle or rotate at certain points, causing strain on the structure.
* If interior changes to the building resulted in the removal of load-bearing walls, the foundation would be affected.

A competent foundation specialist would be able to see if these or any other foundation problems exist during a foundation inspection.

Julian De La Torre, founder of Julian Construction, stated: “Underpinning is a very useful tool for strengthening a building's foundation. It should be noted that each foundation underpinning is unique and should be designed by a professional engineer or an architect. At Julian Construction we can review plans or obtain the engineering necessary for your project and complete the repair. And an underpinning is not a do it yourself type job. You need to bring in a competent foundation contractor to do this type of job."

Roof Flashing Issues Noted As Problem In Some Homes

Julian Construction Seeks To Raise Adherence To Industry Standards For Roofing

LOS ANGELES, CA: Julian Construction, (http://www.julianconstruction.com/), a construction and roofing contractor company working in the Southern California area, has brought to attention an important need for homeowners to get their roof flashing inspected. Roof flashing seals and protects the joints and places where the roof of a house intersects with other things, such as pipes, chimneys, vents, etc. The company indicates that it is an important point of home maintenance and safety, as improper flashing allows moisture to get into a home, potentially causing many problems.

Proper flashing deflects moisture from entering into a structure. But Shawn Kyles, Chief Safety Inspector of Julian Construction noted that improper installation or design can lead to actively directing water inside the structure, as opposed to outside. This could result in water entering walls and other parts of the structure, or even seeping into the structure’s foundation causing even further problems. In addition to the health risk of prolonged moisture entering a home, these structural concerns are such that homeowners should definitely take care of roof flashing. Inspection by a competent professional will determine if roof flashing is in need of repair in a home.

Mr. Kyles stated: "Having your roof regularly inspected by a professional contractor is an important part of the home maintenance process. When roof problems are detected early, not only will the repairs usually be less costly, it can help prevent other types of damage to your home. Flashing repair can be done very easily at any time of the year when overseen by a competent construction company."

Julian Construction owns its own company and is built on a “no middlemen” model – no salesmen, no subcontractors. When you work with Julian Construction you get the principals of the company and workers of Julian Construction under or on top of your home. The result is the highest quality work at affordable prices. They can be contacted by phone at 323 733-3377, by fax at 323 733-4477 or via their website, www.julianconstruction.com. Building a Retaining Wall

by Shawn Kyles

Retaining walls are stabilizing structures built to stop erosion and the downward movement of soil on a slope. The walls are built in a way that redistributes the pressure that comes from the sloping ground. A variety of materials are used to build the walls, such as concrete, steel, stone, brick, composites, wood and even glass.

Retaining walls on residential properties are often constructed to hold back the soil from a hillside, many times to create more usable space. Other uses for a retaining wall include stopping soil from sliding away from a foundation or from damaging the landscape.

There are various kinds of retaining walls, including gravity walls, anchored walls, cantilevers and sheet pile walls.

Gravity restraining walls depend on their own significant weight to keep soil from moving. They are constructed leaning backwards toward the soil. Early gravity walls were built from concrete or stone. Today, they are made from many different types of materials, including steel wire baskets filled with rocks and geosynthetics.

Anchored walls are restraining walls constructed using cables (usually extremely strong steel) that are anchored into the soil or rock behind the wall. They are used when the wall cannot be built strong enough to restrain the load. Constructing an anchored wall is an extremely complex process.

Cantilever walls are used to hold back a large amount of soil. They are made with steel-reinforced concrete that rest on slab foundation. Cantilever walls convert horizontal pressures from the soil to vertical pressures on the ground.

Sheet piling walls, which can be made from wood, vinyl or steel planks, are used in places where the space is tight and the soil is soft. The planks are driven into the ground.

Determining what type of retaining wall construction to use will depend on the type of soil that needs to be retained, the kind of soil the wall will be built on, how much space is available for the wall and the degree of slope above and below the structure. The location of pipes and service lines can also be a factor in construction.

Deciding what material to use will also be based on the environment, as well as budget and preferences regarding color and texture. Large retaining walls will require strong and durable materials.

Another important issue for retaining walls is drainage. Choosing the best method of drainage will increase the strength of the wall. The wrong type of drainage can result in the walls eventual collapse. Sometimes proper drainage can be easily accomplished by simply creating holes in the wall. However, the structure can easily become damaged if the holes get clogged.

The best way to ensure your wall is built right, is to hire a professional foundation contractor who has experience constructing retaining walls on many different types of properties. A knowledgeable builder will evaluate every aspect of the project. You will get reliable advice regarding your options, which can save you considerable time and money. You will also have peace of mind knowing that your wall is sturdy and long-lasting.
