How to Repair Foundation Cracks

When a house settles, it can result in foundation cracks, including vertical cracks, diagonal cracks, and horizontal cracks. Cracking can also occur due to overload and drying shrinkage. Repairing foundation cracks will prevent them from spreading and help restore the structural integrity of your home. It will also minimize the potential for more serious foundation problems.

There are three basic methods of repairing foundation cracks: epoxy injections, strapping and underpinning.

Epoxy Injections

The most common way to repair foundation cracks in concrete slabs and walls is to fill the crack with epoxy, a synthetic resin. Epoxy is known for its toughness, superior adhesion, low shrinkage and resistance to chemicals and water.

Before the epoxy is injected, the surface surrounding the crack needs to be prepared. This involves cleaning the area and removing any loose material with a chisel. After the crack has been filled, staples are placed across the crack for additional support and stabilization. Repairing the crack with epoxy will prevent it from increasing in size and prevent moisture from penetrating the concrete.

Strapping

Foundation cracks can also be closed and prevented from moving by installing carbon-fiber Kevlar straps. These lightweight straps have considerable strength and are easy to work with. They are used along with epoxy injections to repair walls that have horizontal cracks. Horizontal cracking is usually an indicator of too much weight against the wall. This type of cracking is extremely serious because it can eventually lead to the wall’s collapse.

Underpinning

In addition to epoxy and strapping, underpinning may also be necessary to resolve foundation settlement and cracking problems. The purpose of underpinning is to increase the depth or width of the foundation so it can better support the structure’s weight. When a building is too heavy for its foundation, not only will the foundation crack, the walls of the structure can begin to bow. Underpinning distributes the weight of the structure more evenly and provides better support for the building.

Underpinning is also used for homes constructed on expansive soil, like clay. When clay gets wet it swells, and when it dries, it contracts. These moisture fluctuations lead to foundation settlement, cracks and other types of foundation issues.

When a concrete foundation is poured, small cracks can appear as the cement dries and shrinks. Shrinkage cracks are vertical and extremely small. They typically appear on foundation walls, but do not affect the structural integrity of the home. Settlement cracks are a more serious problem. Unlike shrinkage cracks, they will often extend into the structure, weakening the building.
Most houses experience some degree of settlement (downward movement) after they have been built. Additional and more severe sinking can occur if the home was constructed on poorly compacted soil, or when the building’s weight compresses the soil beneath it.

Foundation settlement can also be caused by frequent or dramatic changes in the soil’s moisture content. When soil becomes wet, it expands. As it dries, it contracts and loses its volume, creating more space for the foundation to drop further into the ground. These moisture issues often come about from plumbing leaks, excessive rain and poor drainage.

Settlement can also take place when the roots from trees and foliage planted near the home absorb too much water from the soil. A poorly designed house or foundation can result in too much settlement as well.

Recognizing the Signs of Foundation Damage

Homes are built on foundations that support the building’s structure. When a foundation is damaged, the entire house is often affected. Foundation problems can be divided into two categories; existing damage that needs to be addressed, and issues that can eventually lead to foundation trouble.

When a foundation or foundation wall is cracked, buckled or bowed, it compromises the home’s structural integrity. Once the structure is weakened, not only will the situation become worse over time, it could result in the building’s collapse, especially during an earthquake.

Visually inspecting the foundation is one way to determine if any repairs are needed. Signs of foundation problems include sloping or uneven floors; cracks in flooring or floor tiles; interior and exterior wall cracks, doors and windows that that stick or don’t work properly, and trim or molding that isn’t aligned.

Many foundations are damaged due to water. When rain collects on a roof because of poor drainage, it can drip into a home and basement. Water from plumbing leaks, sprinkler systems and other sources can also seep into a home if it isn’t directed away from the foundation. The accumulation of water inside a structure will not only cause mold and mildew to grow, it will damage wooden supports, enter small cracks and eat away at the foundation.

Foundations can also become damaged due to soil conditions. Certain types of soil, called “expansive soil” will increase in size when wet and contract when dry. When wet soil expands, it will push a foundation up and when it dries, the foundation will settle. This up and down motion, which can occur many times throughout the year, can cause a foundation to crack. While expansive soils exist in every state, they are most commonly found in California, Arizona and Colorado.

Issues that can lead to foundation problems include blocked downspouts (or no downspouts), insufficient grading and trees growing too close to the house. Tree roots can damage a foundation in two ways, by growing under a home and by absorbing the soils moisture, which will cause a foundation to sink.

4. “If you are in bed during the night and an earthquake occurs, simply roll off the bed. A safe void will exist around the bed”.
5. If during an earthquake you cannot escape out of the structure lie in fetal position near a large object.
6. Standing under a doorway is not a safe place and “Most everyone who gets under a doorway when buildings collapse is killed”.
7. Never seek safety in a stairwell because, “people who get on stairs before they fail are chopped up by the stair treads and horribly mutilated”.
8. During an earthquake one should stand near the outer walls of a building or outside the building itself. “The further inside you are from the outside perimeter of the building the greater probability that your escape route will be blocked”.
9. During an earthquake get out of your vehicle and lie near its side, most people whom remain in their cars are crushed.
10. “Larger voids are found surrounding stacks of paper”.

Foundation Issues with Older Homes

Approximately one-third of all U.S. houses were built over 55 years ago. These older homes encompass a wide variety of architectural styles ranging from contemporary to historic, including A-frames, American foursquare, colonials, bungalows, arts and crafts, Tudors, Cape Cod, Italianate, Queen Anne, Georgian, Victorian and Greek revival. Small or large, simple or complex, older houses are admired by fans nationwide for their beauty, character, design details and sturdiness.

An older home that has been properly built will usually have considerable longevity. This includes many of the home’s critical components such as its foundation. However, when an older home’s foundation has been incorrectly laid, it can result in problems that get worse over time and eventually compromise the building’s structural integrity. Many homes built prior to 1940 often have foundation problems due to the lack of building regulations and standards, as well as the use of improper equipment and low-quality materials.

Older homes can also experience foundation issues if the foundation was laid on clay soil, which expands during wet weather and contracts when it is dry. “Expansive soil” will lift the building when there is a lot of water in the ground, and cause a home to settle when there is moisture loss. The movement of a home due to poor soil conditions can create cracks in concrete slab foundations and walls, in addition to uneven floors, bowed walls, and windows and doors that aren’t properly aligned. An older house’s foundation can also become damaged from settlement if the soil underneath and around the house was not compacted prior to construction.

Poor drainage is another cause of foundation problems in older homes. Certain factors can accelerate the deterioration process, including:

Design Issues

If a roof isn’t designed correctly, it can lead to serious issues such as sagging and splitting, as well as water and sediment accumulation. 

Improper Installation

Retrofitting a Home for Earthquakes

An earthquake can cause serious damage to a home, especially if the building has not been retrofitted.  Retrofitting is the modification of a structure by adding new components to make the building stronger.  Following the 1994 Northridge earthquake, the severity of structural issues in residential neighborhoods varied considerably from house to house depending on the steps each homeowner had taken to fortify their home.

Statistics show time and again that during seismic activity, houses that have been retrofitted will have less damage than a home that hasn’t been reinforced.  This was the case in the Long Beach earthquake of 1933, which resulted in the structural failure of brick buildings without reinforced masonry walls, including many school buildings in the area.  Buildings with reinforced concrete had very little, if any, structural issues.  In the aftermath of the magnitude 6.25 quake, California’s Riley Act was adopted, which required local governments throughout the state to establish building departments and inspect newly constructed homes and businesses.  During the years that followed, new building codes were implemented requiring the bolting of any wooden walls to the structure’s foundation.

House bolting is a method of retrofitting in which a home is securely fastened to the foundation. It reduces the potential for earthquake damage by increasing the home’s resistance to ground motion.  Any house built prior to 1950 that has not been retrofitted, will not be attached to its foundation; it is simply resting on the home’s concrete base.  In an earthquake, structures like these can easily slide off of their foundation and collapse.  Many of the homes that fell off of their foundation or were damaged during the Northridge quake were not bolted to the foundation.

Another way a home’s structural integrity can be improved is by bracing cripple walls.  A cripple wall is the wall between the first floor of a home and the foundation. The walls create the crawl space that is often found underneath a home. Cripple walls are usually only covered by exterior wood siding or stucco, and are considered the weakest part of a building.  Bracing the walls with plywood will increase their strength and help prevent the house from swaying during a quake.

The ground is constantly moving in Southern California. Almost every day there are small shifts of the rock beneath the surface that would go unnoticed except for the dutiful recordings of seismic equipment throughout the region. As an example, a recent 3.3 magnitude earthquake that occurred near Clinton, Montana, was felt in Great Falls, Montana, which is 200 miles northeast of Clinton.
An earthquake can occur at many different depths below the surface. The closer it is to the surface, the more damage it will cause to man-made structures. Earthquakes typically take place on fault lines, which is where two large plates of rock rub against each other. For years seismologists have been predicting that residents in the Los Angeles area will be hit by a large quake with a magnitude of 6.7 or greater. A major earthquake can uproot trees, collapse buildings, bridges and parking structures, and buckle roads.
Earthquake preparation is important, and can help prevent injuries and property damage. Securing appliances with bolts can minimize movement and stop gas lines from breaking. Hanging objects such as light fixtures, mirrors and pictures should also be secured, as well as large pieces of furniture that can fall over if the ground shakes. Put latches on cabinets to prevent the contents from falling out and make sure to properly store any hazardous material.

Most homes will have one of three types of foundation - a slab, basement or crawl space. A slab is constructed using poured concrete. There is no space between the slab and the home’s floor.
